How to Make Money off of Land

I want to start buying land. I'm not talking about the ETF LAND although I might be buying into that soon but actual land itself. While most people look at land as an amazing investment because of the appreciation of the land itself, that is not the sole reason I want to buy land. I want to buy land because of the cash flow I believe I can make off of it. There are several ways to make money off of holding land that I believe would bring more cash flow to my personal business. Here are some ways to make money off of holding land. 

1. Cell Tower Leasing

This is probably my favorite way to make money off of land because it is so little work. All one has to do is let a cell tower be built on their land and the company will pay around 1-5k a month just for using the land. All one really has to do is provide land with high elevation to the cell tower companies. 

2. Storage

Another interesting way to make money by holding land is storing items like campers and boats for people. A lot of people that own campers and/or boats either don't want to or can't store their camper/boat on their property. These people will actually pay a lot of money to have someone else store these items for them. One could probably make around $100-$300 for storing each of these per month. Depending on the size of the land, this could produce a good amount of cash flow every month. 

3. Leasing to farmers

Farming is a lot of work, but luckily, one doesn't actually have to do that work to make money from it. By owning land suitable for farming, one can lease their land out to farmers for a percentage of the money the farmer will make. One doesn't have to do any of the actual farming, they just have to provide the land. It's a great way to make money just off of holding land. 

When I look at these methods of producing cash flow off of land, it seems like a great investment to make. It's also one that I am planning to make myself. There are a lot more possibilities with land ownership, but these are my favorite ways to make money off of holding land.
